INTRODUCTION

East Lothian lies to the east of Edinburgh. To some extent it is overshadowed by its famous neighbour. East Lothian has many miles of attractive coastline and pretty countryside inland. It's nicknamed the "Golf Coast" as there are 19 golf courses in the area.

I really like East Lothian. The beaches are beautiful for scenic walks. The inland towns and villages are interesting. I would recommend East Lothian as a holiday base, if you prefer not to stay in Edinburgh. Driving and parking in Edinburgh can be difficult. Whereas if you stay in East Lothian, it's not congested and fairly easy to park, yet Edinburgh is easily accessible by public transport.

GETTING THERE

Edinburgh city buses run between Princes Street, in the centre of Edinburgh, and the closest towns such as Musselburgh and Prestonpans, with a flat single fare of 1 or on off peak day return for 2.50 Trains run on a branch line between Edinburgh Waverly and North Berwick and the main east coast rail line line down to Dunbar. If you want to fully explore East Lothian it's advisable to bring your own car or hire a car.

MUSSELBURGH

Musselburgh is the first town in East Lothian as you travel east out of Edinburgh. The area round Fisherow harbour has been renovated recently with a new free car park with clean toilets and attractive new silver benches. In the photo below you can see the three Lomond Hills in Fife, across the Forth Estuary. There is a pleasant walk along the prom. Musselburgh is best known for its Horse Racecourse, which contains some of the holes of the golf course in its centre.

When Im in the area I usually visit the Inveresk Lodge Gardens. pictured opposite. Its generally very quiet, I often have the place to myself. There are wicker chairs in the greenhouse where you can sit if its a cool day. There is a an aviary in one section of the greenhouse.

Newhailes is a 17th century country house with an 18th century landscaped garden which was one of the centres of the Enlightenment in Scotland when owned by the Dalrymple family.

PRESTONPANS

Prestonpans derived its name from the medieval salt extraction industry carried out by monks. Sea water was boiled in pans on the beach. Prestonpans Market Cross dates from the early 17th century. It is regarded as one of the finest market crosses in Scotland still in itts original site although that is now in the middle of a housing estate, The nearby Preston Tower was built in the 15th century with the upper two of the six storeys added in the 17th century.

The Battle of Prestonpans took place in 1745 between Bonnie Prince Charlie and Government troops. The battle is commemorated by a small stone cairn on the outskirts of the town.

The Prestonpans Murals are a fascinating portrayal of past life in the town There are several murals in various locations around the town on the "Murals Trail". One of the murals on the beach walls, depicts miners at the Prestoungrange Colliery in 1911. There's also a totem pole next to the beach. The Prestoungrange Industrial Museum lies just east of the town.

ABERLADY

Aberlady is pretty coastal conservation village. Aberlady Nature Reserve is popular with birdwatchers. Myreton Motor Museum has a large collection of motor cars dating from 1899 to the 1970s. The Museum of Flight houses the first Concorde to be used for commercial flight by British Airways. In 1919 the R34 airpship took off from the airfield here to embark on the first east west transatlantic flight.

NORTH BERWICK

North Berwick stands on the coast, around 25 miles east of Edinburgh. It is easily reached by train from Edinburgh so it makes an ideal day trip from the capital. There is a small harbour and a lovely beach with views out to the Bass Rock. The Seabird Centre has remote cameras where you can watch the famous gannets and other birds on the rock. Boat trips around the Rock are available in the Summer. There are two golf courses in the town and several others nearby, so it's a great location for golf fans, you could play a different course every day of the week.

The Law is a rocky peak just behind the town. It was formed by the volcano mouth being choked with its own molten lava. If you climb to the top, on a clear day you can see right up to Edinburgh Castle.

Tantallon Castle lies three miles east of North Berwick. It was partially destroyed by Cromwell's army in 1651 but lies in a strategic position with great views over to the Bass Rock.

EAST LINTON

East Linton is a lovely small village just of the A1, around 20 miles east of Edinburgh. If youre travelling on the A1 and looking for an attractive pit stop, its only a slight detour from the main road. The square is the prettiest part of the village with the gilt fountain adorned with three lamps surrounded by flowers.

I like the Votadini Cafe, opposite the square. The cafe is named after the Votadini tribe who lived in the south east of Scotland during Roman times. Afternoon tea is good, for 3.50 it includes a freshly made sandwich of your choice, a scone with butter and jam, a cake and a pot of tea. The cafe has a pleasant relaxed ambience, also selling fruit, veg, flowers and gift items. It has a good supply of tourist information literature.

Preston Mill lies just a the edge of the village. Its an 18th century mill in which the machinery is in operation during official opening hours. However you can get in to the grounds any day to see the exterior of the mill. Falling visitor numbers mean that the mill is now only open Thursday - Monday 1 - 5pm until the end of September. I think its a pity that only leads to confusion about when the mill is open and further decline in visitor number.

DUNBAR

Dunbar is situated 30 miles east of Edinburgh. It was an important fortress during the Middle Ages. The 17th century Town House and High Street are fairly intact. The harbour still operates as a small fishing port. At one end of the harbour lies the crumbling Dunbar Castle, a defensive stronghold since the Romans entered Scotland.

John Muir, the pioneer of conservation was born in Dunbar. You can visit his birthplace in the High Street to find out about his boyhood in the area before he emigrated to the US.

By the harbour there is an enormous four ton ships propeller, unveiled in September 2003, to commemorate the 200th anniversary of the birth of Robert Wilson who is credited with the invention of ships' propellers. Wilson lost his Father in a marine accident when he was aged seven and is believed to have been inspred by watching a windmill turning.

Guess what you are breathing and witnessing (even smelling the distinctive aroma of clay dirt on the dirt track) the atmosphere that comes with go-kart racing.

Developed in the 1950s by pilots with a zest for tinkering with motorcycle engines to propel simple frames, go-karting extended internationally after the construction of the first go-kart by Art Ingels in Pasadena. Before dwelling on its mass European appeal and discussing the pinnacle of Formula 1 racing, lets backtrack for a second. Riding go-karts (or karting) is the best way to break into professional racing. Why buy apartment buildings? Well, you should get more cash flow than with rental houses. Of course, big projects do take more time and research and cash, but then they pay you for year after year.

It is easier to start investing in single family homes than apartment buildings. If you have done so, however, you have noticed how difficult it is getting to get positive cash flow from houses. Even if you do squeeze a little out of each, it can take a lot of them to have a decent income.

Like in a Monopoly game, at some point you may want to trade in your little green houses for a big red apartment building. One apartment building may provide as much cash flow as twenty little houses. And once you have management in place it may be a lot less work.

How To Buy An Apartment Building

Rule number one? Buy properties that will have positive cash flow from the start, based on the current income and all of your projected expenses including management. If the current owner doesn't have management, that is his problem. You are an investor, not a manager, and a good income property should pay for management and still produce positive cash flow.

Do your due diligence? Here's a simple definition of the term: "Investigation and verification of the details of a particular investment." You can start this process before you make an offer, but you should also have clauses in the offer that allow you to have inspections done, and reviews of the books and certain documents.

Look at the files, to verify income. There should be rental agreements signed by tenants, and rental histories showing if there are any problem tenants or late payments. Look for rental deposit documents also, to see amounts and where the deposits are kept.

Ask to see service contracts and agreements. Do they transfer, or are you free to seek better deals? These can include property management agreements, landscaping, snow plowing, pool cleaning service, and cooling system maintenance agreements.

Get the last 24 months income and expense statements, and look for anything unusual, like expenses that are too low or income that seems too high. Review the rent roll, and find out if the rents are over or under the market rates for the area. If there are employees, look at the payroll records for any surprises, like accrued vacation time that you'll have to pay.

Do an interior inspection to learn about the place, the tenants, and any problems that you will have to fix in the coming months or years. Look for pests, water and fire damage, as well as obvious "problem tenants." Are there any empty apartments that are listed as occupied? Use professional inspectors as needed for pest inspections and safety inspections. The local Fire Marshall may do a free inspection to verify that the building meets current codes.

For the exterior inspection, you will want to first walk around and take notes. Watch for anything that looks unusual or in need of repair. Then you can get professional inspections, if necessary. You want to verify that the electrical and plumbing systems are up to date and meet current codes. You also want to get an estimate on how many years of use the roofing has left. Take notes, and list problems, and estimated costs to correct them. You can use these notes during subsequent negotiations. The problems investors run into when buying income properties are usually not unforeseeable. They can be avoided or resolved if you just do your due diligence. Use a checklist so you won't forget anything.

Prices are based on income. When buying apartment buildings, many investors will look at the "cap rate" of a property to determine if it is a good investment at a given price. First, do not go into your cruise or vacation viewing it as an extended photo session of every pose possible. Remember, it is a vacation. You will undoubtedly not forget you were present on the ship, so a collection of pictures proving your presence is not the goal. Rather, you want to take pictures to portray the atmosphere on the cruise or vacation destination. For example, instead of lining everyone against the side railing for the most still image shot possible, opt for unexpected snap shots. These will better capture the true atmosphere and bring back the pleasant feelings and fun times when you go back to reminisce. Even the blurred pictures you may end up with can show some of the vacation spirit and present a truer image of the fabulous time you had.

Also, do not forget to take pictures of the surroundings. So if you are visiting the south of Spain then remember to take some great pictures of Altea and Benidorm. If you are on a cruise, appreciate the fact that it is not an everyday time so be sure you have many photos to remember it. Some great shots are the ocean view, your cabin and even the crew but remember to be creative even with these shots. For these shots, though, you may want to spend a little more time finding the best lighting, angle and camera settings. What you include in the photo and the angle from which you shoot it can make a big difference in reminiscing later when looking at the photos.

Finally, dont go overboard. No pun intended. The best camera or video equipment available may provide more guarantee of technically better photos and shots. But, you may find a regular camera, digital camera or even a disposable camera more convenient. After the vacation and in the years to come, it will not be the picture quality that you pay attention to but rather the great time you had. So, relax, enjoy the vacation and capture the memories to be shared!

In April 1992, Camden Yards opened its doors as a brand new $100 million facility that was designed under the architectural guidance of HOK Sport and constructed by Danobe Construction. Located just two blocks from Babe Ruths birthplace in downtown Baltimore, the centerfield at this 85-acre facility is also the site at which Ruths father once operated Ruths Caf. In the beginning, there was some debate over the name to be given to the new ballpark. Some felt that it should be named Oriole Park after its tenants, the Baltimore Orioles, but others were set on calling it Camden Yards. In a pleasing compromise, the park was ultimately named Oriole Park at Camden Yards.

Just like every other ballpark in Major League Baseball, a number of memorable events have been hosted at Camden Yards. Among them, the 1993 All-Star game was held here. In September 1995, Cal Ripken Jr. awed fans by competing in his 2,131st consecutive game and, ultimately, breaking the record set by Lou Gehrig. The following year, in 1996, Eddie Murray hit his 500th career homerun. In addition, the only no-hitter ever pitched at this ballpark was thrown by Hideo Nomo in 2001.

Spectators who visit Camden Yards will be greeted with a variety of amenities, including the Baltimore Orioles Hall of Fame memorabilia, the Camden Club and sports bar, a cafeteria and gift shop. Additionally, fans can enjoy a stroll on Eutaw Street, which houses cement imprinted bronze baseballs that are designed to commemorate homeruns that have been hit at the facility. Baltimore Orioles fans can also participate in regular tours at Camden Yards, which includes a closeup look at the suites, scoreboards and control rooms, press levels and the dugout. Public tours are given daily with private tours available upon reservation. The main point is not to see how kinky you can get. The idea is to keep your relationship alive by making time together a priority. It is important that you find things to do as a couple that you can both enjoy. If you have vastly different interests then you can enter this with the spirit of taking turns and each agree to happily participate in the activity chosen by the one whose turn it is that week.

As long as you make a habit of making your relationship a priority and allocating time each week for rejuvenation of the feelings that attracted you in the first place, then you stand a good chance of staying together for the long haul.

Please dont let insidious boredom enter into your relationship through the back door. This is what frequently happens when we are busy placing other things ahead of our time for each other. You know what I mean---the job, the kids, our friend in crisis, etc. There will always be a competing interest for the time youve set aside for each other.

Other than natural disasters, threat of death or major crises, do not allow your time together to be invaded by any outside forces. Make sure to create opportunities for you to do things together without outside influence. How Does The Federal Reserve Affect Interest Rates?

I would argue that the most powerful man in the world is not the President of the United States but rather the Chairman of the Federal Reserve Ben Bernanke. He is the modern day EF Hutton...when he speaks, everyone listens - even the President.

The Federal Reserve was founded by Congress in 1913 as the central bank of the U.S. The function of the Fed is to conduct the nation's monetary policy and regulate our banking institutions. Within the Fed is the Federal Open Market Committee. This committee consists of 12 members which includes seven members of the Board of Governors of the Federal Reserve System and the President of the Federal Reserve Bank of New York. The FOMC meets in person eight times per year and may meet by phone on other occasion. When major economic events occur, the FOMC may meet as they did after 9/11.

The FOMC achieves its fiscal objectives partially by setting the target for the federal funds rate which is currently at 5.25%. This rate is that which banks lend their deposits to other banks overnight. They do this to help other banks keep within the reserve requirements set by the Fed. The highest federal funds rate in the last 16 years was 8.0% back in 1990. It was at it's lowest just recently when it bottomed out at 1%. The Fed also provides information on the economy by publishing a report called the "Beige Book". This report is published eight times per year as well and is based upon anecdotal evidence gathered by each Federal Reserve Bank.

Here is how the Fed and Mr. Bernanke affect interest rates. They affect rates by lowering or raising the Federal Funds rate. There is a direct affect on short term interest rates like the prime rate and any kind of T-Bill rates of less than 5 years. Almost every bank mirrors the Fed with the prime rate they publish. In other words, as the Fed moves the Fed Funds Rate, banks move the prime rate. The prime rate right now is 3% higher than the Fed Funds Rate. So if the Fed raises the Fed Funds rate from its current level of 5.25% to 6.0%, then the prime rate would move from 8.25% to 9.0%. Most 2nd mortgages are based upon the prime rate, so as it moves so does the cost of credit to homeowners. Also, your credit cards are usually following the Fed when they move rates. You will find the least expensive credit cards when the Fed Fund rates are at their lowest.

The affect on long term rates are not as direct. If the markets perceive that the Fed is not being diligent against inflation then long term rates may rise. This is interpreted by the markets when the Fed Funds rate is lowered therefore attempting to stimulate the economy which could lead to inflation. This is the major reason that you may have noticed that 30 year mortgage rates have not increased dramatically over the last 2 years even though the Fed has raised rates 17 times. Long term rates will generally move the opposite way the Fed moves rates or at least move less dramatically, which is what we have seen over the last 2 years.

In a recent report released, it was stated that a weakening U.S. economy is setting the stage for lower interest rates. This was according to a UCLA Anderson Forecast. The forecast predicts real gross domestic product will rise no more than 2.7 percent next year, reflecting the weak housing market. As a result, the prediction is that the Federal Reserve Board will cut interest rates to stimulate business, says Edward Leamer, director of the UCLA Anderson Forecast. Leamer says he sees the Federal Funds rate falling to 4.5 percent by the fourth quarter of next year. Leamer also thinks housing starts will bottom out at an annual rate of 1.4 million in the second quarter of next year. As builders seek to sell inventory, new-home prices will fall to a low in the third quarter of 2007, down 10 percent from current levels, he says.

So if you believe what this report says you would think that now is the time to refinance and pull out the equity in your home because the value of your home is falling and you could loose your equity. The refinance would allow you to utilize your equity to do other things like home improvement or debt consolidation or even investment. Now if you are in the market for a new home, you may want to wait until September of this year to purchase so that you don't over pay for that home.

The dilemma all of us face is that for every opinion there is a counter opinion. The only way to really know what direction you should go is to ask a local expert in mortgage lending or real estate. Take the information they give you and make the best decision for yourself. Rates will rise and fall whether or not you buy or refinance. The only time you really care about Mr. Bernanke or what is going on in the market is when you are looking to purchase or refinance. So, although he may be the most powerful man in the world, you probably dont even care. The moral of the story is to find yourself local experts in whatever field you need information and not worry about the stuff or the people you can't control.
